At The Towns at Seascape HOA, we are committed to fostering a safe, attractive, and welcoming neighborhood that aligns with the homeowners’ association (HOA) regulations set forth by the State of Florida. Our community guidelines are designed to uphold the high standards and quality of life our residents expect while ensuring fairness, compliance, and harmony among neighbors. Below are some key guidelines that help maintain our community’s beauty and functionality.
🌿 Property Maintenance
To preserve the aesthetic appeal of The Towns at Seascape HOA, homeowners are responsible for the general upkeep of their properties, including but not limited to:
✔ Regular maintenance of patios, doors, windows, and fences.
✔ Keeping landscaping neat, including proper care and trimming.
✔ Ensuring bikes, bins, blankets, garments, rugs and personal items are properly stored out of view.
✔ Parking spots for up to 2 vehicles. Parking in the Community is limited to designated spaces and guest parking spaces. There shall be no parking on the grass, the street, or any portion of any sidewalk. Car covers are prohibited and license tags on all vehicles must be current.
✔ Trash dumpsters for household trash. Do not leave bulk trash anywhere in the community or near the dumpsters.
✔ Always have your pets on a leash and do not allow to roam outside unattended.
✔ No structure, trailer, tent, shed, gazebo, awning, allowed on any Lot as an appendage to such Residence, either temporary or permanent, except as approved Architectural Control Committee (ACC). To support residents, The Towns at Seascape HOA provides yard lawn care services, including scheduled grass cutting, ensuring the entire community remains well-maintained
🏡 Architectural Modifications & Exterior Changes
To maintain a cohesive and visually appealing neighborhood, all exterior modifications—including paint colors, structural additions, or alterations—must receive approval from the Architectural Control Committee (ACC). This process ensures that any changes align with the overall community aesthetic and do not negatively impact neighboring properties.
Before starting any exterior project, homeowners should submit an ACC request to avoid potential violations, delays, or tear-downs.
🚗 Parking & Vehicle Storage
To promote safety and accessibility throughout the neighborhood:
🚘 Residents should use designated parking spaces.
🚫 Parking on grass and sidewalk is strictly prohibited.
🚤 RVs, boats, and trailers are not allowed as there is no space or them.
Adhering to these guidelines helps maintain a clean and organized appearance while ensuring emergency vehicles and residents can navigate the community safely.

The Towns at Seascape HOA and the Keys Gate Master Association is proud to offer shared community areas designed for relaxation, socializing, and recreation. To keep these spaces clean, safe, and enjoyable for all residents, we:
✔ Regularly maintain parks, playgrounds, and common areas.
✔ Encourage respectful use of facilities, following posted guidelines.
✔ Ensure community spaces remain accessible for events and gatherings.
Residents are encouraged to help preserve these areas by keeping them clean and reporting any maintenance concerns to our management team..
⚖ Grievance Committee & Conflict Resolution
To maintain fairness and ensure all residents feel heard, The Towns at Seascape HOA has a Grievance Committee dedicated to addressing community-related concerns. This committee serves as a neutral forum for discussing compliance matters and resolving disputes with respect and transparency.
